PM Awas Yojana — Free/Subsidized Housing for Eligible Indians

What is PM Awas Yojana?

The Pradhan Mantri Awas Yojana (PMAY) is a central government scheme that provides affordable housing to urban and rural poor. The scheme has two parts:

  • PMAY-Urban (PMAY-U): For people living in urban areas
  • PMAY-Gramin (PMAY-G): For people living in rural areas

Who is Eligible?

Income Categories (Urban)

Category Annual Income Subsidy
EWS (Economically Weaker Section) Up to ₹3 lakh ₹2.67 lakh
LIG (Low Income Group) ₹3–6 lakh ₹2.67 lakh
MIG-I (Middle Income Group I) ₹6–12 lakh ₹2.35 lakh
MIG-II (Middle Income Group II) ₹12–18 lakh ₹2.30 lakh

You Are Eligible If:

  • You do not own a pucca house anywhere in India
  • You or any family member has not benefited from any central housing scheme before
  • You have a valid Aadhaar card
  • Your family income falls in one of the above categories

A "family" means husband, wife, and unmarried children.

Benefits of the Scheme

  1. Interest Subsidy: You get a subsidy on your home loan interest (this is called CLSS — Credit Linked Subsidy Scheme)
  2. Direct Benefit Transfer: For EWS/LIG, you may get direct monetary assistance for construction
  3. Carpet Area Limit: 30 sq m for EWS, 60 sq m for LIG, 160 sq m for MIG-I, 200 sq m for MIG-II

How to Apply — Step by Step

Online Application

  1. Visit pmaymis.gov.in (official PMAY portal)
  2. Click "Citizen Assessment"
  3. Enter your Aadhaar number
  4. Fill in the application form with family and income details
  5. Submit and note your Application Reference Number

Through Bank

You can also apply through any of these banks:

  • State Bank of India
  • HDFC, ICICI, Axis, PNB (and most major banks)
  • Housing Finance Companies (HFCs)

Through Municipality / Gram Panchayat

For rural applicants, visit your local Gram Panchayat and ask for the PMAY-G application form.

Documents Required

  • Aadhaar Card (mandatory)
  • Income proof (salary slip / IT return / Form 16)
  • Bank account statement (last 6 months)
  • Property documents (if applicable)
  • Caste certificate (for SC/ST applicants)

Check Your Application Status

  • Visit pmaymis.gov.in
  • Click "Track Your Assessment Status"
  • Enter Application ID or Aadhaar number

Common Reasons for Rejection

  • Aadhaar details mismatch
  • Already owns a house
  • Income above the ceiling
  • Incomplete documentation
